ABC's of Architectural Decor Design-H for Hindsight

 This addition of the ABC's of Architectural Decor Design is H for Hindsight. It is an inevitable part of this discussion for whether we are building a new home or remodeling an existing one, we can't foresee everything. Hindsight is defined as 
"understanding of a situation or event only after it has happened or developed". When after the fact, you look back and say "I should have done this or that". 
We have all heard of the saying "hindsight is 20/20". But I came across some other quotes that I think put it into even more perspective. 
“I have no desire to suffer twice, in reality and then in retrospect.”  Sophocles
“Always plan no matter how improbable it seems. The bill for hindsight is much more expensive than the receipt for foresight.” 
― Johnnie Dent Jr.
 
This blog is meant to help you have some of that foresight and avoid some of the expense and suffering that comes with most building projects. This is not to say it will cover every aspect or situation as each build or remodel is different and each person has it's unique needs and lifestyle. But I came up with a few things to keep in mind when you build or remodel that hopefully will help the should of, could of, would of conversation. These things come from my own experience or through conversations with those that have had to navigate through a home construction or renovation. 
Think ahead-
Don't forget to think ahead about what your needs might be in a year, in two years, or five years. What you need today might not be what you need tomorrow. For example will you be adding kids to the equation any time soon? Are you retiring and aging in place? Is this your first home and will you be planning to sell anytime in the future?  If kids are in the plans, be sure to buy or build a home that you can grow into. If this is your retirement home, think about your needs as you get older. Will you want to go up stairs? Is your home wheelchair friendly? And if this is a starter house think about what will make this home attractive to future buyers including the lot, how many rooms and bathrooms, and flow. I once made a mistake of building a home with a loft room instead of a standard 3rd bedroom. That made the difference in my pool for prospective buyers. 
Storage-
We can get caught up in the design elements and decor and easily forget some of the functional things that we need to include in our project. Storage space is hard to add after the fact. So whether it is a well thought out walk in closet or your kitchen cabinets, plan for storage. This goes with our first step of think ahead as well. The longer you are in a home, the more you collect. Living in the South, I miss the space a basement adds on to the home. You have to make that up somewhere. Don't underestimate the value of a two car garage. 
The Value of Turn-Key-
This one is dear to my heart. Having completed a renovation project 10 years ago, I am ashamed to say we still have some work left to do. We said "oh we can do that ourselves". The fact of the matter is life gets in the way. So really think about whether saving money is worth trying to do a DIY project later on or worse yet never getting to it. A turn key project can save in the long run-save headaches, save time, save a marriage. Kidding on that one. Some projects are better left in the hands of professionals anyway. Plumbing and Electrical being high on that list. 
Landscape Prior to Move In-
This is also one of those things that usually gets left to after the fact. Again, including it in the scope of the project can save time and money in the long run. It can be expensive to landscape, but nothing more can add or detract from a home than the yard. Think of dirt or mud or drainage issues that might make life harder than it has to be while you find the time to finish the landscape project. My colleague can attest to not having the yard finished when they moved into their new home. It just happened to be one of the wettest winters in years. So mud or clay as we have here in the South was a daily issue. Her words-"I wish we would have had that done before".  
Contingency Plans-
Having a back-up plan or money set aside for when or if an issue arises is key. I don't know if I ever have heard of a new build or a whole house remodel project ending on time or ahead of schedule. This can cause problems if you are renting while the house is being built or living with family during the renovation. It's great if you can land a place that allows for a month to month contract or your family loves you. But if you have a 6 month lease and the project goes 8, it can be a nightmare. Additionally, it is quite common in a remodel or renovation for extra expenses to pop-up.  Just watch one of your favorite HGTV shows and see how many times they find something they didn't know was wrong that just has to be fixed. Especially is this true in an older home. You never know what is lurking behind those walls. Go in knowing that things could come up and be prepared.  
Don't Just Settle-
There are items in every project that you can opt to go cheap on or pay up for. Certain things are worth the cost. Don't just settle on items that you will have for a while. Fixtures are one of those things that are worth paying a little more for along with appliances. Save money on the everyday decor not hardware or lighting. 
Some other things that will help in the process include:
  • -don't expect perfection 
  • -be prepared to adjust
  • -communicate regularly with your GC
  •
